Programs you may qualify for

Based on your location, land type, and features. Every program is different — the financial figures below are illustrative ranges to help you understand what's possible, not appraisals or financial advice.

⚠️

Important: These estimates are illustrative only and are not appraisals, legal advice, or financial advice. Actual program eligibility and payment amounts depend on a formal appraisal, USDA program availability, your specific land conditions, and other factors. A land trust can provide accurate figures at no cost.

Illustrative tax deduction range · Conservation Easement only
Conservation Easement
Permanently protect your land from development while keeping full ownership. You may receive a federal tax deduction equal to the appraised value of the rights you donate. Farming, ranching, and hunting continue as normal.
Illustrative range · Per acre, per year · ACEP-ALE only
USDA ACEP-ALE
The Agricultural Conservation Easement Program may pay you directly for selling your development rights to the government. Your land stays agricultural permanently. Available for actively operated farms and ranches.
Illustrative range · Per acre, per year · CRP only
USDA CRP
The Conservation Reserve Program may pay annual rent to take eligible land out of production and restore native cover. 10–15 year contracts, renewable. Best fit for land currently resting or partially active.

These programs have separate eligibility requirements and are not automatically combinable. Carbon markets and additional NRCS programs may also apply. All figures require verification with a qualified appraiser and land trust before any decisions are made.
